How do I register my holiday let in Wales?
Register online with the Welsh Revenue Authority (WRA) at gov.wales/register-your-visitor-accommodation-wales. You sign in with GOV.UK One Login, then give your personal details, any company or trading name, and each property's address, accommodation type, booking season, number of rooms and how many guests it sleeps. Registration is free. If your property is open for bookings before 1 April 2027, you must register by 31 March 2027.
Who has to register?
You must register if you take bookings for overnight stays in Wales, you are responsible for the accommodation (you own or rent it), and you take any bookings of 31 nights or less. That covers holiday cottages, Airbnb flats, B&Bs, guest houses, hotels, hostels, bunkhouses, glamping, static caravans and tent, caravan or motorhome pitches. It also covers letting your own home or a spare room, even if you only do it once a year.
If you start letting after 1 April 2027, register before you open for bookings. The same applies to any new property you add later: register it before you advertise it.
You do not need to register if every stay is free, for example friends or family staying at no cost, or if you no longer take bookings.
Do I need to register if my council has no visitor levy?
Yes. Registration applies everywhere in Wales, whether or not your council charges a levy. Today only Cardiff has decided to charge one, from 1 April 2027, but a cottage in Pembrokeshire or a spare room in Conwy still has to be registered.
What do I need before I start?
- A GOV.UK One Login account (you can create one as you go).
- Your name, address, phone number, date of birth and email.
- Your company or charity number and trading name, if you have them.
- For each property: its address and name, the type of accommodation, when in the year you take bookings, the number of rooms or units, and how many guests it sleeps.
If the same people are responsible for several properties, one registration covers them all. A letting agent can register for the owner, but the owner stays responsible. If you cannot use the online service, the WRA helpdesk is on 03000 254 000 on weekdays, in Welsh or English.
A worked example: a cottage in Tenby and a flat in Cardiff Bay
A host lets a two-bed cottage in Tenby and a one-bed flat in Cardiff Bay, both on Airbnb. The same person is responsible for both, so one registration covers both properties, done before 31 March 2027.
Pembrokeshire has no levy, so the Tenby cottage only needs registering. Cardiff does charge one: a couple who book the flat after 28 September 2026 and stay 3 nights in May 2027 owe 2 people x 3 nights x £1.30 = £7.80, whatever the nightly price. The host pays that to the WRA, not to Airbnb or the council.
If the host never registered, the fines are worked out per property. The WRA can charge £100 per property. If you still have not registered after 30 days, it can add £10 per property per day for up to 30 more days, and then a further £1,000 per property.

The WRA's own example, three Airbnb properties never registered, comes to £4,200. You can ask for a review or appeal to the tribunal if you disagree with a penalty.

What do I have to do after registering?
- Update your details within 30 days of any change, such as selling a property, changing how many guests it sleeps, or new contact details.
- Add any new property before you advertise it.
- Deregister within 30 days after you stop taking bookings and the last guest has left.
Missing any of these can bring the same £100, £10 a day and £1,000 penalties. Some of your details will appear on a public register.
What to do, step by step
- List every property you let in Wales, with its address, type, rooms, sleeps and booking season.
- Go to the WRA registration service and click Start.
- Sign in with GOV.UK One Login, or create an account.
- Enter your details and add each property.
- Keep a note of what you entered, so you can update it within 30 days if anything changes.
- If your property is in Cardiff, start keeping guest numbers and nights for every booking made from 28 September 2026 for stays from 1 April 2027.
