Turn this on only if your business is registered with HMRC for VAT, so you add VAT to your prices. The levy is then worked out on the price without VAT. Most small holiday lets are not VAT registered.

Your registration

Every paid host in Wales must register each property with the Welsh Revenue Authority (the Welsh tax office) by 31 March 2027. It's free. Register here. Once done, add the number so we stop reminding you.

How to download your file

Airbnb
  1. On airbnb.co.uk, switch to hosting and open Menu, then Earnings.
  2. Choose Paid (money already sent) or Upcoming, pick your listing and the dates.
  3. Tap Download CSV (or Get report).

This is your earnings (transaction history) file. It's the best one: it splits out the cleaning fee. It has no guest numbers, which only matters in Wales.

Booking.com
  1. Log in to the Extranet and open Reservations.
  2. Choose the dates (by departure is best).
  3. Tap Download. The Excel file is fine, no need to convert it.

Booking.com gives one total per booking. If it includes breakfast or parking, take those off afterwards.

Vrbo
  1. Open Reservation Manager, then Financial reporting, then Payout summary.
  2. Filter by Stays within this date range.
  3. Download as CSV or XLS.
Anything else

Any spreadsheet works if it has a check-in date, a check-out date (or number of nights) and a price. Save it as CSV or Excel. If we can't spot the columns, you can pick them yourself.
